في الكتاب يبدأ المؤلف بوصف الأرض التي بنيت عليها المدنية المدورة ثم ينتقل إلى تأسيسها ووصفها ابتداء من الوصف الخارجي ليقود القارئ إلى دخول أبوابها ودهاليزها وطاقاتها ورحباتها وقصورها ودروبها وأسواقها وإقطاعاتها ثم وصف مقابرها، فيذكر في المقدمة الخططية للمدينة الأسوار والخندق والقصر والجامعي ونوع حجر البناء أو نوع الخشب وشكل البناء أو الطريق وبناء الجسر أو حفر النهر ولأي غرض تم بناؤه، مع ذكر الشكل الدائري للمدينة، من خلال ذكره أن المسافة بين الأبواب الأربعة كانت واحدة مما يؤكد دائريتها، ولم َ ينس أن يسجل أيضا ظاهرة التهديم التي تعرضت لها المدينة في عصر الخطيب البغدادي.
