A Comparative Study on Unit Plans of Public Rental Housing in China, Japan, and South Korea: Policy, Culture, and Spatial Insights for China’s Indemnificatory Housing Development

In the current context where China is continuously emphasizing the construction and supply of indemnificatory housing, and actively promoting the construction of “Better Housing” for such housing, the development experiences of Japan and South Korea in the field of public housing reveal that the construction and supply of public housing cannot be separated from the interaction and coordinated development of the policy system, spatial composition, and cultural factors. Based on this, this study takes the public rental housing in China, Japan, and South Korea as the research objects, through comparative analysis of their policy systems, cultural backgrounds, and spatial composition characteristics of unit plans, to explore the implications for the development of China’s indemnificatory housing, and provides theoretical basis and practical references for optimizing the supply system and space design of China’s indemnificatory housing. The study selects typical cases of public rental housing from the three countries, and conducts comparisons from dimensions such as unit plane shape, L.D.K. layout, bedroom configuration, transitional space, balcony design, and bathroom composition. Findings indicate that Japan’s UR rental housing focuses on refined and diversified design, South Korea’s public housing emphasizes spatial flexibility, while China’s indemnificatory housing, while pursuing standardized construction, faces challenges of area limitations and insufficient functional adaptability. Based on the experiences of the three countries, this study proposes a tripartite guidance suggestion of “Policy–Space–Culture” to advance the realization of “Better Housing” objectives and ensure that China’s indemnificatory housing meets both international advanced experience and local social and cultural specific needs: (1) policy systems—strengthening legalization and long-term sustainability in governance; (2) spatial composition—incorporating flexible layouts and human-centric detailing; (3) cultural adaptability—balancing traditional living habits with contemporary needs.

In the context of China’s vigorous promotion of “better housing” construction, transforming affordable housing into “better housing” has become an important practical task. Since the 1960s, when the public housing system was standardized, South Korea has established a diversified and high-quality public housing supply system. Therefore, this study takes public rental housing in Seoul as examples, summarizes the development experience of public housing in South Korea, with the aim of providing new inspirations for the development direction, concepts, and spatial optimization of affordable housing in China. The research examines the Korean public housing policies, housing history, and cultural background from a theoretical perspective, analyzes the formation background and supply types of public housing, as well as the evolution mechanism of the unit plan, and takes typical public rental housing completed in the 2010s as examples to analyze and explore the spatial composition and structural characteristics of the affordable housing unit plans. Finally, based on China’s national conditions, this study highlights the policy implications of South Korea’s public housing experience for the development of affordable housing in China and proposes a “policy-space-culture” tripartite guidance framework to support the realization of the goal of constructing “better housing” within the affordable housing sector. Specifically, (1) at the policy level, it is recommended to establish a multi-tiered supply mechanism and implement an early warning system for emerging affordable housing demands; (2) at the spatial design level, standardization and modularization of housing design are advocated; and (3) at the cultural level, it is suggested to enhance cultural adaptability by aligning housing design with local residential culture and residents’ living habits.

Electric-field-induced spin disorder-to-order transition near a multiferroic triple phase point

The emergence of a triple phase point in a two-dimensional parameter space (such as pressure and temperature) can offer unforeseen opportunities for the coupling of two seemingly independent order parameters. On the basis of this, we demonstrate the electric control of magnetic order by manipulating chemical pressure: lanthanum substitution in the antiferromagnetic ferroelectric BiFeO
3
. Our demonstration relies on the finding that a multiferroic triple phase point of a single spin-disordered phase and two spin-ordered phases emerges near room temperature in Bi
0.9
La
0.1
FeO
3
ferroelectric thin films. By using spatially resolved X-ray absorption spectroscopy, we provide direct evidence that the electric poling of a particular region of the compound near the triple phase point results in an antiferromagnetic phase while adjacent unpoled regions remain magnetically disordered, opening a promising avenue for magnetoelectric applications at room temperature.
The triple point is a well-known feature on pressure–temperature phase diagrams. A multiferroic triple point is now reported for La-doped BiFeO
3
; La concentration and temperature are the phase variables and the phases display different spin (dis)order.
