A history of housing in New York City
Since its emergence in the mid-nineteenth century as the nation's \"metropolis,\" New York has faced the most challenging housing problems of any American city, but it has also led the nation in innovation and reform. The horrors of the tenement were perfected in New York at the same time that the very rich were building palaces along Fifth Avenue; public housing for the poor originated in New York, as did government subsidies for middle-class housing. A standard in the field since its publication in 1992, A History of Housing in New York City traces New York's housing development from 1850 to the present in text and profuse illustrations. Richard Plunz explores the housing of all classes, with comparative discussion of the development of types ranging from the single-family house to the high-rise apartment tower. His analysis is placed within the context of the broader political and cultural development of New York City. This revised edition extends the scope of the book into the city's recent history, adding three decades to the study, covering the recent housing bubble crisis, the rebound and gentrification of the five boroughs, and the ecological issues facing the next generation of New Yorkers. When Tenants Claimed the City
In postwar America, not everyone wanted to move out of the city and into the suburbs. For decades before World War II, New York's tenants had organized to secure renters' rights. After the war, tenant activists raised the stakes by challenging the newly-dominant ideal of homeownership in racially segregated suburbs. They insisted that renters as well as owners had rights to stable, well-maintained homes, and they proposed that racially diverse urban communities held a right to remain in place--a right that outweighed owners' rights to raise rents, redevelop properties, or exclude tenants of color. Housing Supply Limitations, Land Readjustment and the Ecological Performance of the Urban Landscape
Public authorities in developing economies typically have to deal with fiscal stress, lack of resources and an underdeveloped real estate industry. This poses a severe challenge at times of rapid urbanisation. Governments typically react to housing demand shocks by introducing policies that support the real estate market’s capacity to supply housing. One prominent policy in this respect is land readjustment. It has been promoted as a best practice and has been extensively discussed from an efficiency perspective; however, little is known about the ecological performance of the urban landscapes that typically emerge with this tool. Therefore, this study developed an assessment framework that allows discussion of the ecological performance of these neighbourhoods as an outcome of the reciprocal interaction between public sector initiatives and real estate market responses. Based on a LEED ND assessment of the cases of Taipei and Seoul, the research identifies four institutional drivers of ecological costs. First, public agencies tend to neglect the ecological costs of greenfield site developments. Second, public agencies to not employ policies that promoe brownfield developments. Third, a weak public sectors’ negotiating position can result in an ecologically inefficient urban pattern. And finally, the public sector’s construction standardisation policies can impose real estate market limitations and wasteful use of resources in the long run.
System Approach in Complex Integral Design Methodology and Its Application in New Zealand
Many New Zealand houses are energy-inefficient, unhealthy, cold, mouldy, and damp. Therefore, a new approach to building design is imminent. This article proposes a framework for the transformation of housing that integrates construction planning and design, optimization, and control tools at strategic, tactical, and operational levels. The introduced Complex Integral Design New Zealand (CIDNZ) represents a comprehensive and balanced system-based design and delivery process that facilitates and accelerates cross-disciplinary and trans-disciplinary expertise and knowledge. CIDNZ delineates a new way of designing the process based on integral, complex, and systems thinking. The emerging novel understanding of sustainability, which guides the transformation process, might lead to a balance between individuals, groups, society, and existing ecosystems. CIDNZ comprises all stages in the life cycle of buildings and all significant factors in the architecture, engineering, and construction industry, particularly, people, processes, technology, and the environment. Therefore, the entire construction process that implements a system approach to buildings as a vital part of environmental systems, goes from the environment to humans and vice versa and offers unlimited possibilities. The consequent practical application of these principles might eliminate or reduce the design defects and lead accordingly to the reduction of costs involved in their rectification.
Bungalow Kid
The year is 1958. Philip, a twelve-year-old kid from the Bronx, is getting ready for his family's annual trip upstate, where he'll spend the summer in a bungalow colony in the tiny village of Loch Sheldrake, New York, a faraway fairyland of mountains, lakes, starry nights, and dewy mornings. The Changing Neighborhood Contexts of the Immigrant Metropolis
To understand the impacts of large-scale immigration on neighborhood contexts, we employ locational-attainment models, in which two characteristics of a neighborhood, its average household income and the majority group's percentage among its residents, are taken as the dependent variables and a number of individual and household characteristics, such as race/ethnicity and household composition, form the vector of independent variables. Models are estimated separately for major racial/ethnic populations — whites, blacks, Asians, and Latinos — in five different metropolitan regions of immigrant concentration — Chicago, Los Angeles, Miami, New York, and San Francisco. In the cross section, the findings largely uphold the well-known model of spatial assimilation, in that socioeconomic status, assimilation level, and suburban residence are all strongly linked to residence in neighborhoods displaying greater affluence and with a greater number of non-Hispanic whites. Yet when the results are considered longitudinally, by comparing them with previously estimated models for 1980, the consistency with spatial-assimilation theory is no longer so striking. The impact of immigration is evident in the changing racial/ethnic composition of the neighborhoods of all groups, but especially for those where Asians and Latinos reside.
