تركز هذه الدراسة على إبراز أهم المشكلات والتحديات التي تواجه ممارسة مهنة السمسرة \"الوساطة\" العقارية التي قد تؤثر سلبا على السوق العقاري في المملكة.وقد وضحت الدراسة أن هناك بعض العوائق التي تواجه الأفراد والعاملين في السوق العقاري، تتمثل في غياب التعليم العقاري المقنن والنقص في الدورات العقارية المتخصصة، بالإضافة إلى عدم وضوح بعض التشريعات المنظمة للعمل العقاري. وقد ختمت الدراسة ببعض التوصيات التي من شأنها تطوير مزاولة مهنة العقار،والارتقاء بها لتماثل مستوى الدول المتقدمة في هذا المجال.
