يشهد تنفيذ عقد الاعتماد الإيجاري زيادة على المؤجر والمستأجر تدخل طرف ثالث هو المنتج أو البائع أو المقاول أو المورد، فالمورد لا يعتبر طرفا في عقد الاعتماد الإيجاري، وإنما طرفا في عقد البيع (بائع) المبرم بينه وبين المشتري (المؤجر)، فمن الناحية القانونية لا يوجد هؤلاء الأطراف في عقد واحد، بل في عقدين مستقلين، عقد البيع بين المورد والمؤجر وعقد الاعتماد الإيجاري بين المؤجر والمستأجر، وبالتالي لا توجد علاقة عقدية بين البائع (المورد) والمشروع المستفيد (المستأجر)، فإبرام عقد الاعتماد الإيجاري يشهد وجود طرفين أساسيين فقط هما المؤجر والمستأجر.
