[...]the court concluded that the Carter deed conveyed Reserved Way to the Carters, but that the Voncannons and Rogerses had acquired title to it by adverse possession. The state supreme judicial court began by analyzing the terminus of Reserved Way, which the Carters argued ran through land up to the high-water mark. The court found that the deed language was ambiguous, because it was unclear whether Reserved Way ends at the eastern boundary of Holiday Beach Road or extends over the road to terminate at the eastern boundary of the shore.
