男女有別？台北市租屋市場之女性租金優惠

Overview
本文採用台北市591租屋網2015年至2021年之成交資料，探討限租女性是否會影響租金；亦檢驗限租女性是否會延長租屋物件之成交時間。實證結果發現，有限租女性之物件相較於無限租女性，其租金下降約2.6個百分點左右，顯示租屋市場上確實存在女性有租金優惠之現象。另外，限租女性對成交時間有正向顯著影響，但其影響僅約0.3天。其它如房屋特徵、空間區位以及鄰里環境等均為影響租金的決定因素，其結果亦均與預期結果相符合。此外，傾向分數配對法之穩健性檢驗的分析中，限租女性對租金仍有顯著負向之影響，支持租屋市場中確實存在女性租金優惠現象。
